IDP - Incidental Damage Program

The Incidental Damage Program (IDP) protects you from incidental damages that occur during your tenancy. Tenant agrees to check the Property upon arrival and report any damages found, obvious missing items, or required maintenance. Failure to report previous damage, theft or damage during your occupancy, prior to check-out could result in full or partial loss of coverage. Tenant understands and agrees that they are responsible for any damages to the property during the period of tenancy not covered by IDP, and that they will be charged for said damages, including reasonable attorney’s fees and unauthorized utility charges and that these charges will be charged to the credit card on file. IDP does not cover negligent or willful and wanton conduct, pet damage, or failure to perform required check-out procedures addressed in section nine (9) of the Lease Agreement.

Covered Items

Kitchen & Bath

  • Cabinet door/drawers repairs
  • Reinstallation/replacement of towel bars, shower rods, shower liner & clips
  • Clogged drains
  • Fixture & Appliance cleaning or repairs
  • Small Appliance repair/replacement

Furniture & Accessories

  • Exterior furniture cleaning or repairs
  • Interior furniture cleaning or repairs
  • Bedding cleaning or repair
  • Mattress pads & pillows cleaning or replacement
  • Decorative accessories cleaning or repair

Media

  • Re-setting of internet/modem/router
  • Re-setting of cable/satellite
  • Lost/Damaged Remotes

General

  • Wall damage, minor repair/painting
  • Broken windows, screens, doors & locks repair/replacement
  • Carpeting cleaning/repair due to minor spills or burns
  • Lighting and fan repair/replacement
  • Blinds & Window Treatments

Exclusions

Illegal Acts

  • Any and all illegal acts, including reported and non-reported issues
  • Trespassing, theft or damages by persons other than guest or permitted persons

Intentional Acts of Guest

  • Intentional, willful, reckless or malicious acts of the guest or others permitted by guest
  • Misuse or rearrangement of furnishings, appliances or amenities provided
  • Misuse or reprograming of electronics, security systems or computer/internet systems
  • Damage resulting from the operation of any motorized vehicle
  • Damages related to smoking in “no smoking” homes
  • Reprogramming of audio/visual equipment
  • Significant damage by pets
  • Any willful or intentional act causing wind or water damage

Covered damages under the "Incidental Damage Plan" shall be interpreted in the sole discretion of Intracoastal Realty Corporation.
